Bitzel Chocolate Factory Design

Raymond Bitzel hired our team to design a new chocolate factory in Suwannee, GA, initially expecting to continue work from a previous architect. However, we ended up starting from scratch. Raymond’s site visit revealed the need for specialized Italian equipment, which required translating technical specifications into English—a process complicated by manufacturers’ reluctance due to proprietary concerns. Mid‑project, the client requested 3D renderings for marketing, which we delivered successfully. With the final design, Raymond submitted plans to Mr. Bitzel on schedule, allowing for permit acquisition and construction to begin. We provided regular updates and addressed additional changes requested by the Fire Marshall after project completion.

Conyers Office Renovation

The primary objective was for Raymond to perform a comprehensive re-design of the existing 10,000 SF of Suites A, B, and C at the 1035 Green Street location, while also providing building infrastructure upgrades that would benefit the entirety of the structure. Raymond performed all Architecture, Interior Design, Structural Engineering, Mechanical, Electrical, Plumbing, and Roof Design services in-house, leading to a final stamped permitting set that was approved by the City of Conyers. All RFIs, Submittals, and Construction Administration was also performed by Raymond personnel.

Villa Capriani

Raymond Engineering was retained to provided Quality Assurance Observations on the 60,500sf roof replacement, a complete structural assessment of the facility and units as well as a structural evaluation of areas below the above grade swimming pool, floor trusses and balcony drainage systems. Inside the units where water damage has been identified have been marked for the contractor for removal of the drywall.

Holocaust Museum

Raymond performed several small interiors projects for the VHM. The VHM, a not-for-profit organization, was executing projects at random as they were able to generate donations to support the work. Raymond recognized that a master plan would help the VHM prioritize projects and make best use of financial resources, identify needs and assets, and assist the institution in soliciting support for physical facilities improvements and maintenance. Understanding the VHM did not have the resources to fund a master plan, Raymond offered to donate a MP pro bono.

Burger King – Savannah Historic District

Within the Savannah National Historic Landmark District, the existing Burger King store did not match the distinctive grid plan and 18th / 19th century architecture of the surrounding buildings. Raymond Engineering was retained to re-design the store to match the surrounding aesthetics. To meet the re-design goals, Raymond worked with a “blank slate”; the original Burger King store was demolished (to the foundation), and the on-site utilities were removed.

Desposito’s

Desposito's is undergoing extensive expansion and renovation to enhance its kitchen, indoor dining, and outdoor seating and bar areas. Raymond is overseeing design, permitting, and construction. Unexpected structural issues led to a full exterior wall gut, roof replacement, and framing fixes, seamlessly integrated into the plan. Upgrades include new septic tanks, ADA-compliant restrooms, updated plumbing, and a kitchen expansion of nearly four times the original size. A new waiting area with a take-out window and outdoor amenities like a picnic area, covered deck, and marsh-view bar space will also be added.

Girl Scouts of Historic Georgia

The Girls Scouts of Historic Georgia were in need of an office space, retail space, and a STEM location for visiting troops. Raymond was engaged to provide interior retrofit design services within the existing building that encompassed office, STEM, receiving, and retail spaces. We provided structural design, full architectural design, interiors, and mechanical, electrical and plumbing design.

Village on the Bluff

For this Design/Build project Omega Construction retained Raymond to provide architectural, structural, mechanical, electrical, and plumbing design services for permitting as well as construction administration services for the new development of single-family cottages, studio units, and a 3-story mixed use building with commercial space on the ground floor and apartments above.

Savannah I&D Water Treatment Plant

Raymond developed a 20 year master plan integrating building needs with the broader water infrastructure system, supported by a prioritized list of near term improvements. The work included building envelope analysis and design, along with code and architectural updates to address system deficiencies. Hazardous material mitigation measures were incorporated to ensure safety and long term facility performance.

Duke Undergraduate Admissions Building

Duke University’s Undergraduate Admissions Building is a historic three-story facility that functions as the University’s hub for student admissions activities and prospective student campus tours. Duke was interested in having a building envelope investigation and renovation performed. However, after further analysis of the building’s interior spaces, it was decided that the scope of work be expanded to a full interior and exterior renovation of the building. In Phase 1b, we tackled architectural, building envelope, interior design, MEP, and structural engineering services, conducting field verification and addressing life safety, accessibility, and security concerns. We added a new structural roof over the large ballroom and renovated the historical clay tile roof. Phase 2 involved reworking attic space for a mechanical room and offices, updating bathrooms, reprogramming for office spaces and a new conference room, renovating the basement, and updating MEP systems throughout the building.

EGSC Campus Infrastructure and Building Envelope Renewal

Raymond was retained by the Georgia Board of Regents to provide East Georgia State College with full building envelope and engineering services to correct several system failures and renew key envelope components to preserve multiple buildings on campus. The buildings requiring renovation consisted of the Student Activities Center, Academic Building, Physical Education building, and the Luck Flanders Gambrell Building. All buildings had a requirement to correct either the roof or building envelope while the Gambrell Building required modifications to existing stormwater drainage.

Raymond has provided comprehensive renovation design and assessment services for multiple Florida State University (FSU) projects, including engineering buildings, a biomedical research facility, a clinic, Diffenbaugh Hall, and the Mag Lab. These projects involved improving functionality, enhancing learning environments, addressing building envelope deficiencies, and upgrading systems like HVAC, electrical, and plumbing. Raymond's work focused on improving energy efficiency, safety, and overall building performance through detailed analysis, testing, and design solutions.

Lake Sumter Student Services Building

Raymond was retained by Lake-Sumter State College to provide a visual assessment of the brick façade curtain wall for Building 30, the Student Services Building, at their Leesburg Campus. Our team provided a review of the existing as-builts of the facility as well as any construction documents available. Additionally, our team reviewed any existing submittals related to the exterior façade prior to our visual assessment. After review of all existing documentation, our team performed visual observations of the façade which included observation of the windows, brick masonry and storefront.

Duke Graduate Studies Building

Raymond was brought on to provide space planning and architectural services. Working together, Dewberry and Raymond created a network of chases and soffits to conceal ductwork while maintaining the desired appearance and without sacrificing programming. In addition to the new ceilings, trim repair and all new wall finishes were provided throughout. The project also made significant improvement to the function of the building with new accessible toilets, break room and work room on the ground floor. Raymond Engineering selected historically appropriate interior finishes that included mosaic tile floors, wall and trim paint color palette, casework, accent lighting, and fixtures. Raymond also provided building envelope services that included the restoration of the stone and stucco façade and replacement of the slate roof that maintained the original roof style and pattern.

Lenoir Student Center

The Student Center at Lenoir Community College is used as a shelter during Hurricanes. During the last few hurricanes, the building began experiencing numerous leaks throughout the storm. Raymond was brought on to provide roofing and waterproofing services. We provided design drawing and specifications, bidding support, and performed construction administration services.

NCSU Dan Allen Deck

The area of work involved approximately 116,000 square feet of the top (Fourth) level of this deck. This also included the two ramps up to this level and a small portion of the third levels at the base of each ramp. In addition, we were to design a way to improve the top-level drainage. We performed a topographic survey of the parking deck top level and inspected it during rain events. After reviewing this information, we considered improving the deck slope in some areas, but ultimately decided against this in favor of installing additional localized deck drains to remove ponded water from isolated areas of the parking deck. The review of the existing structure was performed to ensure new drains would not compromise the existing post-tensioned concrete structure.

UNC Greensboro Foust Hall

Raymond was commissioned to conduct a comprehensive Property Condition Assessment of the Julius I. Foust Building, UNC Greensboro’s oldest campus structure (built 1892). The University aimed to modernize the building for office use while preserving its National Register of Historic Places status. Our assessment provided a detailed restoration plan. Raymond’s assessment, compliant with ASTM E1557 and ASTM E2018, identified the top five repair priorities and other necessary measures for restoration. We also explored the feasibility of installing an elevator and creating banquet space in the attic. Site visits revealed urgent needs for mechanical, plumbing, and accessibility improvements, while exterior restoration, including brickwork and windows, was deemed essential.

UNCG Petty Science Building

Raymond was brought on to provide the assessment and full design delivery to correct waterproofing issues for the facility. The scope included the full removal of the 2008 stone stairs and ramp addition along with the original 1938 stone stairs. Raymond designed a new continuous liquid applied waterproofing system over the existing concrete structure and a new concrete and stone stair and ramp assembly that matched the buildings historic character but provided a watertight building.

UNCG Phillips Hawkins Dorm

The Phillips-Hawkins Residence Hall was experiencing water intrusion and the roof had reached UNC-Greensoro’s internal criteria for being aged out. Our team was contracted to provide re-roofing design, construction administrative, bidding phase and improvement services.

ECU Science and Technology Building

The existing roof system (39,845 SF) at the ECU Science and Technology Building was composed of TPO single-ply membrane and polyisocyanurate insulation over concrete decking. Our team conducted field work to aid in bid document development, involving measurements, test cuts, and review of provided Infrared Imagery and Record Drawings. We performed nuclear meter readings to confirm wet insulation locations. Raymond prepared a narrative and cost estimate for ECU's decision-making. Plans and specifications were developed by Raymond for roof restoration, including removal of existing membrane and installation of new materials at Roof Areas A – E, along with flashings and other specified work.

FSU Seabrook Auditorium

Raymond was retained by Fayetteville State University to perform an evaluation of the existing roof system. After our evaluation, we confirmed the University’s determination that the roof required replacement. In addition to this, our team identified that the stone coping on top of the auditorium parapet was spalled in multiple locations and there was a need for secondary drainage as well as new roof access maintenance ladders.

VCU Founder’s Hall

In our investigation, our team noted deteriorated windows causing water and air infiltration, along with excessive moisture in the masonry walls. The National Parks Services categorized historic window restoration into three classes: Routine Maintenance (Class 1), Stabilization (Class II), and Splices and Parts Replacement (Class III). Founders Hall windows fell into Repair Class II and Repair Class III. Additionally, we recommended considering interior windows for improved energy efficiency after restoring the original windows. Our team also observed failed roof systems, with the original mansard roof allowing air and water infiltration. Its rainwater management was inadequate, leading to excessive moisture affecting the masonry walls and wood windows. We recommended establishing a thermal and vapor envelope below the mansard roof, either at the roof assembly or within the attic floor assembly.

Raymond was retained by Hourigan (Construction Manager) to provide building envelope QA/QC design review services, building envelope testing and construction observation services during the course of construction. Raymond provided the review of architectural plans that detail the installation of building envelope components, extensive building envelope testing services and on-site inspections during construction for quality assurance purposes.

Skidaway John McGown Library

Raymond was retained by the University of Georgia (UGA), Skidaway Institute of Oceanography Campus, to provide the roof design and construction administration services for the replacement of the McGowan Library roof system. During the project, Raymond provided the initial roof evaluation to ascertain the existing condition of the facility along with a full roof replacement design and construction administration for the roof replacement.

SCCPSS Coastal Middle School

Raymond was retained by the Savannah Chatham County School District (SCCPSS), to provide interior renovations to their facility. The school was originally built as an elementary school and later modified to a middle school without any major renovations made to the cafeteria or restroom areas. Our team proposed an interior remodel of the cafeteria and modifications to 4 sets of grouped restrooms to comply with ADA requirements and current codes.

Cobb County Public Schools

The Cobb County Public School District is the second largest school district in Georgia. In 2013, Raymond was engaged to complete work ranging from quality assurance evaluations, building envelope testing, roof design, building envelope design, waterproofing design, and construction administration services as needed. Raymond is also performing services for Cobb County Schools to correct deficient roof and building envelope systems.

DeKalb County Schools

Dekalb County School District (DCSD) awarded Raymond an IDIQ contract in 2021. Our overall scope includes evaluations of roofs, walls, windows, drainage systems, mechanical (from the standpoint of water intrusion), and below grade waterproofing systems. Building envelope testing to include infrared, nuclear, and electrical non-destructive testing; AAMA water testing services, fastener pull testing, bell chamber testing, and air barrier testing. We will provide building envelope design services for roofs, walls, windows, drainage systems, and below-grade waterproofing systems and the necessary specifications.

Gwinnett County Public Schools

Raymond has completed over 100 task orders since 1992, providing roof and building envelope design, evaluation, testing, and construction administration. Gwinnett County Schools, the largest school district in Georgia, has retained Raymond to perform surveys of various buildings owned by the School System. When called upon, our team has also provided services consisting of roof / building envelope design, evaluation, testing, and construction administration for new and existing facilities in Gwinnett County Public Schools.

Rockdale County Public Schools

RCPS engages Raymond on an as-needed basis for building envelope assessments, design, and comprehensive engineering support, covering mechanical, electrical, and structural aspects. Our collaboration has extended to over 27 facilities, beginning with surveys that include roof components, drainage facilities, and HVAC systems. Since 2019, our team has conducted assessments on existing airside and waterside systems, leading to design work for facility improvements and construction administration services as required.

Greenville County Schools

Raymond has an IDIQ contract with Greenville County Schools, the largest system in South Carolina. This task order included the evaluation of multiple schools (108 schools, 3,633,000 sq. ft.) with a deadline of two months. Our evaluation included visual inspections, infrared moisture surveys and a detailed report with recommendations for maintenance and/or roof replacement. By combining resources and personnel from the Georgia and South Carolina office, Raymond was able to complete this project on schedule and $9,255 under budget.

Pickens County Schools

The School District of Pickens County retained Raymond to provide roof evaluation services for several schools throughout Pickens County, South Carolina on an ongoing IDIQ contract. Raymond performed design and construction management services, and a field inspection to visually evaluate the condition of the roofing system components and measure each of the roof areas. Following this inspection, an AutoCAD drawing was developed to include the location of all drainage facilities, roof-mounted equipment, expansion joints, interior leaks, and walls above grade. Raymond conducted an infrared moisture survey for each building; normal light and infrared photographs were taken, and any anomalies were identified while performing the scan.

City of Georgetown Public Works

The City of Georgetown Public Works office requested plans for the renovation and modification of their existing public works facility. Additionally, the project was an addition of approximately 550 square feet. In February of 2021 Raymond was awarded the project and began full A/E design delivery to provide the public works office with a new layout and added space. Components included in the design are new ADA compliant bathrooms, conference space, kitchenette/break room space and offices.

SCDC Control Rooms and Locks

This design project developed out of a necessity for officer safety while dealing with a reduction in staff. This project required an updated electronic remote lock control for all cells that are managed by two new control rooms, one for each dayroom. The solution was applied to two facilities, each with four housing units. Raymond was engaged to develop construction documents for two control rooms in the SCDC housing units at Lieber CI and McCormick CI. The documents included Architectural, Structural, MEP, Security Electronics, and Fire Protection

Wateree Maintenance Facility

Raymond was engaged to provide full architectural and engineering services for this project. Atlantic South, as a subconsultant, provided the civil  design for the grading and extension of the existing water system on this project. Raymond provided all, architecture, mechanical, electrical, plumbing, interior, and structural design.

Raymond has provided roof evaluation and building envelope services to over 15 facilities for the GA Department of Corrections. Our team performed initial design calculations as well as developed the technical specifications, plans, detail drawings, and bid documents.

Gwinnett County , GA

GDOT Pole Barn

Raymond conducted a site visit to become familiar with the site and its intended use. During the site visit, our team made note of site necessities and the design intent of the building. The design scope of the project included a structural steel frame for the one-story barn; supplement cold formed steel framing to support the steel siding and roof deck and the enclosed storage room for chemicals and other smaller equipment. Our team reviewed codes and other requirements to ensure that specification, detail drawing and roof plans were prepared. We worked closely with the client to ensure that all their needs were met with the design.

Rockdale County Courthouse Chiller

Raymond performed an on-site investigation of the roof framing, since the original structural drawings for the roof elevation were not available. The roof framing was checked for the roof design loads in accordance with the International Building Code and included the weight of the new HVAC unit as specified in the submittal for the Aero Outdoor Air Handler supplied by United Maintenance, Inc.

Rockdale County Master Plan Park

The Rockdale County Government, Department of Parks and Recreation requested design services for a master plan to include driveway and parking area to meet ADA accessibility, pavilions, restrooms, nature trail signage locations, wayfinding signage locations, playgrounds, and nature trails.

Durham Water Management

Raymond engaged with the City of Durham’s Department of Water Management (DWM)  to assist in survey and facility management for future site investment planning. Specifically, the effort involved surveying seventy-five (75) individual buildings, across five different locations, to determine the state of each roof system. Since the 2017 condition survey, Raymond has provided design and construction management services for 4 separate roof replacement projects totaling 57 buildings.

North Carolina Capitol Building

Raymond was retained to perform a comprehensive assessment of the building envelope (masonry walls and roofs) and mechanical systems of the Capitol Building, and provide a report with our recommendations and priorities, to enable the development of the scope of work for the Capitol restoration. After the review of our assessment, the Legislative Services Commission then released the project for Design-Build delivery to perform the restoration services the Capitol required.

NCDOA Museum of Art

The North Carolina Department of Administration was interested in re-roofing the Upper Roof and Lower Roof Areas (58,000 SF) on the East Building of the NC Museum of Art. Our team began the project with an initial inspection of the roof area which consisted of 2-ply modified asphalt membrane over lightweight insulating concrete. Test cuts were performed at select locations and existing drawings were reviewed to confirm existing conditions. As part of the evaluation, Raymond reviewed the skylights and existing lightning protection to determine repair or replacement options. One of our drones was deployed to take imagery of the existing roof and to also perform an infrared scan to determine the level of water intrusion into the existing insulation.

NCDPS ABC Building

The ABC Commission office was in need of a roof replacement. The roof deck was in a deteriorated and rusted condition. This project involved the tear-off of the existing roof down to the deck and the replacement of the roofing insulation, cover board, and membrane with a new two-ply modified bitumen roof. The project involved the 18,150 SF main building with 10 internal drains and a 650 SF porte cochere/entry canopy with two internal drains.

Rowan County Addition

Development of plans and specifications for the 1,800 SF addition and the renovation of 3,100 SF office space. Raymond verified the plan conditions, took field measurements to develop the renovation plans and reviewed and verified the as-built drawings.  Our Systematic Design documents included schematic floor plan drawings with 2 options and a narrative that included the scope of work for the new addition and renovation.

Raymond was retained as the prime engineer for restoration of the building’s curtain wall system, masonry repairs, reconstruction of the promenade and planters, replacement of the five copper pyramid roofs, and the ceiling restoration in the house chambers.

Town of Cary Roof Assessments

Raymond was engaged to provide on-call services, specifically to conduct comprehensive roof assessments for more than one hundred facilities owned by the town. This project consisted of two phases: (1) developing comprehensive assessments of the facilities owned and/or maintained by the Town of Cary; and (2) design and repair recommendations for building maintenance to prolong the building lifespans. The second phase required that the same be done for any facilities acquired by the town in the future.

Town of Clayton HR Renovation

Raymond was engaged to coordinate with the Town and HR Department to develop a new office space that would give the end users privacy and permanent offices. Raymond provided full architectural and engineering services to provide a solution for the space.

VDJJ Multi Cottage Roofs

Raymond provided comprehensive building envelope design services for the Department of Juvenile Justice for the Bon Air Juvenile Correction Center - Cottage Buildings Roof Replacement project. The overarching objective of the project was to deliver new roof assemblies for the Keller, Stuart, Light, Nichols, Bucanan, and Petersen Cottages. The multistage approach encompassed Schematic Design/Design Development, Construction Documents, Bidding Process, Construction Administration, and Project Closeout.

VDOT Chesterfield Restrooms

Raymond's commitment under the term contract involves providing evaluations, analysis, recommendations, cost and time estimates, reports, feasibility studies, and the preparation and development of design documents. The scope extends to field inspections, ensuring the practicality and functionality of the proposed solutions. Additionally, Raymond is entrusted with the responsibility of ensuring code compliance across architectural, structural, mechanical, and/or civil engineering projects.

Chatham County

Raymond under an on-call architectural contract with Chatham County, was awarded 3 task orders to renovate the Chatham County Courthouse and Tag office. Raymond provided design services to bring Chatham County’s Judicial Courthouse’s four (4) elevators up to current code/standards. We provided design and architectural services to include electrical relighting and renovations, construction documents and construction administration for the Tag Office. Raymond also provided sub-grade waterproofing design review and consulting services and served as the Subject Matter Expert for the Chatham County Courthouse. Raymond provided design services to include electrical and mechanical engineering design for the courthouse fire pump relocation.

City of Savannah

Raymond was awarded an on-call Roofing Design Services contract with the City of Savannah in 2019. This contract was a recompete of our original award made by the City in 2017. The award and renewal of this contract has allowed Raymond to provide on-call roofing and building envelope services to the City. Our work with the City of Savannah has encompassed building envelope work for 10 facilities. Our team has performed assessments of roofing and building envelope components, building envelope testing services (to include water testing and drone infrared scanning) and construction administration during construction phases.

Oglethorpe Police Headquarters

Raymond was engaged to assess and repair all building envelope deficiencies. The project consisted of three phases: (1) developing a comprehensive assessment of the facility, (2) create a design to repair/replace any deficiencies found throughout the building; and (3) provide construction administration services.

Ross Soccer Complex

Raymond provided the structural engineering design and architectural design services for this concession building at the Ross Soccer Complex in Savannah, Georgia. Adjacent to the new artificial turf field, this conditioned facility houses restrooms, concessions, and a referee locker room to serve all the 16+ soccer fields. This 2,200 SF building also has an outdoor covered area at for the concessions area to give players and purchasers a place to stand out of the elements.
