Raymond tailored a maintenance program for Ashley Capital in which written descriptions of maintenance performed, repair procedures, budgets for life expectancy of the roof, and leak history. Our team conducted an in-depth roof evaluation survey for building 1 and 2 addressing the roof surface and membrane system.

Unique Challenges

This school district had historically been a built-up roofing client that opted for longer installer warranties and no manufacturer warranties. The redundant built-up roofing had served well from a maintenance standpoint and county repair technicians had become accustomed to these roofs. The change to single-ply roofing membrane provided systems with higher maintenance needs albeit at a lower installation cost. We had to educate the client about the benefit of manufacturer warranties with single-ply membranes and changing the approach to roof repairs over the life of the manufacturer warranty.

Schools in the county feature steel, lightweight concrete, cementitious wood fiber, and structural concrete roof decks. Recover systems cannot necessarily be applied over these roof decks the same way. Through studying the existing drawings and roof openings, we were more prepared to design the right approach to prevent costly change orders.

Our Value Add

All information discovered during our surveys was presented in an easy-to-read format that included an executive summary, a roof area assessment matrix by area designation, a summary of recommendations (that included an estimate of associated costs) and supporting photographs. The surveys were compiled and bound into a single book for use by our customer. Electronic copies were also provided.
